A HOME THAT FITS YOUR LIFE NOW.01 / THE NEXT CHAPTER
YOUR NEXT MOVE, WITH INTENTION

Downsizing is personal.
Your plan should be, too.

Less upkeep. More flexibility. A different pace. Whether you’re exploring or ready to move, we’ll start with what a better day at home looks like for you.

01 / YOUR ROAD MAP

A manageable path
from here to there.

One decision at a time.
A clear next step at every stage.

YOUR NEXT STEP

Request a written net sheet and review tax questions with your CPA.

03

Simplify and prepare

Sort one room at a time: keep, gift, sell, donate. Measure the furniture you want to bring.

YOUR NEXT STEP

Agree on a focused repair list and realistic preparation schedule.

04

Coordinate the move

Compare offers, contingencies, closing dates, and your next home’s readiness.

03 / TIMING THE TRANSITION

Sell first. Buy first.
Choose with a plan.

The best sequence depends on your
funds, flexibility, and next home.

PATH A

Sell, then buy

Know your proceeds before committing to the next purchase.

  • Less exposure to carrying two homes
  • May need temporary housing or storage
  • Any leaseback requires buyer agreement and written terms
PATH B

Buy, then sell

Secure your next home before leaving your current one.

  • More control of your moving schedule
  • Requires cash or approved financing
  • Budget for overlapping mortgage, tax, insurance, and utility costs

TWO QUESTIONS TO ASK EARLY

Protect the plan.
Check the paperwork.

Your property tax benefits

Eligible Texans age 65 or older or with qualifying disabilities may transfer a percentage benefit of a school tax ceiling to a new qualifying homestead. The new home’s entire tax bill is not frozen at the old amount. Ask both appraisal districts about applications and certificates.

Your home-sale tax questions

Federal rules may exclude up to $250,000 of qualifying gain, or $500,000 on a qualifying joint return. Ownership, use, prior exclusions, and business or rental history matter. Bring purchase and improvement records to your CPA.

YOUR QUESTIONS, ANSWERED

Let’s make
this simpler.

Do I have to be retired to downsize?

No. Downsizing can mean fewer rooms, less yard work, a simpler layout, or a home closer to the people and places you enjoy. The plan starts with your priorities, at any age.

Should I sell before buying my next home?

Selling first makes your proceeds known but may require temporary housing. Buying first gives you more control of the move but requires funds and lender approval to carry both homes. Compare the cost and timing of each before committing.

Can I transfer my Texas over-65 school tax ceiling?

Eligible homeowners may transfer the percentage benefit of their school tax ceiling to another qualifying Texas homestead. It is not a transfer of the old dollar tax bill. Ask your current and new appraisal districts about the certificate and application requirements.

Will I owe capital gains tax when I sell?

Eligible homeowners may exclude up to $250,000 of gain, or up to $500,000 on a qualifying joint return. Ownership, use, prior exclusions, and rental or business history affect eligibility. Have a CPA review your circumstances before listing.

Should I renovate before selling?

Start with a walkthrough and a preparation budget. Resolve maintenance concerns, clear the rooms, and compare the likely value of updates with their cost. A full remodel is not an automatic requirement.

What should I bring to the first conversation?

Bring your preferred moving window, an approximate mortgage payoff, recent property tax and HOA statements, and a wish list for the next home. Keep account numbers and sensitive documents out of initial email requests.
